Vilas County Zoning Proposes Subdivision Road Standards

Proposed changes in the Vilas County subdivision ordinance will include for the first time road standards for new subdivisions based upon the number of lots created and include language clarifying neither the county nor town are responsible for maintenance.

Currently there are no road standards for private access or easement roads serving platted subdivisions and the zoning committee expressed concern of clearances by emergency vehicles.

A new private road easement serving one or two parcels will need to have a easement of 20 feet with a minimum cleared width and cleared height of 20 feet.

If serving three to eight parcels the easement width is 33 feet with a minimum of 24 feet cleared, a cleared 20 foot height, and four inches on compacted gravel on an 18 foot wide roadbed.

If serving more than eight parcels the easement width is 66 feet with a cleared width of 30 feet, a cleared height of 20 feet, and four inches of compacted gravel on a 20 foot wide roadbed.

The road must also be named in accordance with town and E-911 standards.
