Bayview Condo Developer Gives Up On Second Complex

MINOCQUA – A change in plans means there won’t be a second condominium complex built along U.S. Highway 51 just north of the Island of Minocqua.

The Minocqua town board Tuesday voted to recommend that Oneida County accept the majority owner’s request to amend the conditional use permit (CUP) for Bayview Condominiums on Lake Minocqua.

Most significant is the proposed removal of 12 unbuilt units from the original CUP. The developer will use that land for additional parking for the current condo owners. Trygve “Trig” Solberg is the majority owner (H51, LLC) of the condominium, which has seen one 12-unit complex built and nearly fully occupied. The second 12-unit building was to have been built immediately south of it.

The developer also wants to remove a parcel to the south that houses a large metal storage building from the condominium plat. The parcel was originally attached to the plat in order to meet parking requirements. Condo owners can use the building for boat storage.

Town chairman Mark Hartzheim was adamant that the town would not allow the present or any future property owner of that parcel to place boats in Lake Minocqua directly from that site, either by installing a boat landing or crossing Lakeview Drive with a forklift. In addition, the latest CUP modifications include adding piers to create a total of nine berthing spaces. The developer would attach a piece of lake frontage to the plat to qualify for the additional piers. The board said the county should prohibit any renting of piers to non-owners of the condo units.

Jim Rein of Wilderness Surveying, acting as agent for the majority owner, will submit a revised landscaping plan.

The town board’s recommendation passed 4-1 with Supervisor Bill Fried voting “no.” Fried sits on the county planning and development committee, which now will act on the request. Fried said he wants to review any additional conditions that committee may require before casting any “yes” vote.
