Eagle River Planning Commission Recommends Approval of 44 Unit Apartment Development

A recommendation to the Eagle River city council to approve a conditional use permit for a 44 apartment unit development by S D Swiderski with an estimated value of $3 million was made last week by the city plan commission after a public hearing.

The development is planned on just under seven acres at Red Fox Lane and Ohio streets on the cities north side and construction would begin in 2022 and take approximately one year to complete.

During the public hearing, concern was expressed over storm water drainage on and from the property.

Those were addressed by city administrator Joe Laux.

“We looked at retention basins and having the water go south into drainage ditches in the town of Lincoln for any overflow,” Laux said. “We saw water in those ditches when we looked at the recent 2020 aerial photos and with any heavy rain event we would expect an overflow.”

Committee members Mike Adamovich and Kim Schaffer also indicated their main concern was with water drainage. It was expected up to $1 million of fill would be brought onto the site.

All roads within the development will be paved once the site is 80% developed along with two inches of asphalt on Red Fox and Ohio streets. Snow removal within the complex will be by Swiderski with the city only plowing public streets.

The city council is expected to accept the plan commission recommendation and approve the development.
